As a rough rule of thumb, homes need 20–30 BTU per square foot of cooling — but the same 2,000 sq ft house can need anywhere from 35,000 to 60,000 BTU depending on those factors, which is exactly why load calculations exist.
Oversizing is the most common and most expensive mistake in HVAC. An oversized system short-cycles: it cools the air quickly without running long enough to remove humidity, wears out components faster, and costs more up front. A proper load estimate protects you from paying for capacity you don’t need.

A British Thermal Unit is the energy needed to raise one pound of water by 1°F. In HVAC, BTU per hour measures how much heat a system can add or remove — a bigger number means more heating or cooling capacity. One ton of air conditioning equals 12,000 BTU/hr.
Roughly 20–30 BTU per square foot for cooling in most US climates — 20 in cool regions with good insulation, 30+ in hot-humid regions or older, draftier homes. Heating loads run higher, typically 30–60 BTU per square foot depending on climate.
Divide your cooling load by 12,000 to get tonnage: a 2,000 sq ft home needing about 44,000 BTU wants a 3.5–4 ton unit. When the calculation lands between sizes, err smaller — a slightly undersized unit dehumidifies better than an oversized one that short-cycles.
